Buyer demand has fallen by a fifth since June last year, NAEA Propertymark members say.
The June NAEA Propertymark report showed there were 308 buyer registrations per branch in June 2018, down from 351 in May and 20% lower than the 384 recorded in June 2017.
This is also the lowest number of buyer registrations since March this year.
Despite this, NAEA Propertymark claims sellers have been able to push through sales, with nine transactions per branch recorded during June, up from eight in May.
This is down from the 11 sales per branch recorded this time last year, however, the proportion of sales made to first-time buyers rose by five percentage points to 29% in June – the highest amount recorded since February.
Property supply was also up, increasing from 37 to 39 listings per branch between May and June. This is up 5% annually, but down 15% over a five-year period.
Mark Hayward, chief executive at NAEA Propertymark, said: “We have seen a rise in the number of sales which is typical of this time of year as buyers and sellers seek to complete their property transactions ahead of the quieter holiday period.
“If a seller is hoping to avoid the summer slowdown and is looking to market their home once this has passed, they can spend some time over the coming months ensuring their home is ready for sale, whether it be decluttering, or refreshing the décor.”
