Picture of the Week: And it may seem rather familiar

Picture of the Week: And it’s a familiar sight. This isn’t even the first time we have afforded it the accolade.

This is the home of Poundland founder and one-time online estate agency owner Steve Smith.

Now on the market at a guide price of £3.95m, it’s rather cheaper than in 2014 when he put it up for sale at £6.5m through his online agency Estates Direct.

At the time, he said he would be saving around £115,000 in estate agency fees.

Alas, the property failed to sell, and he cut the price to £5.75m. It still didn’t shift and last June, Smith put it with Knight Frank at £3.95m.

It is now newly on the market with a second agent, Andrew Grant, at the same price, popping on to Rightmove a few days ago.

Smith says no expense has been spared on the lavish property whose features include an indoor pool, hot tub and a home pub with a fully stocked bar.

Estates Direct is no more but, perhaps unsurprisingly, did raise £500,000 via crowd-funding, attracting 191 backers who thought they saw the future.

I know why it hasn’t sold (aside from the unspeakably naff monogrammed carpets and that awful ‘pub’). It’s no good for Buy to Let. The EPC rating is only an F. 😉

It hasn’t sold because it is too much money! A property is worth what someone is prepared to pay, not what the agent or vendor says its worth.

How much are Knight Frank charging him for multi agency fees?

And after Knight Franks fees how much will he save as his earlier prediction was he was saving £115,000 with his online agent!!!!!!

He’s lost £2.55m so far chasing buyers to no avail. Someone needs to push it towards the retirement home market.

why are there 3 EPC’s on it? Rip out most of the furniture and it could be worth it, but good gods, that bedroom! George the 4th would have turned his nose up at it…
