Another Welsh estate agent has fallen foul of the legal requirement to be licensed under the Rent Smart Wales regime.
Louise Docwra, trading as North Wales Property in Bangor, has been fined £1,000 and ordered to pay £300 costs plus a £50 victim surcharge costs for trading without a licence.
She was found guilty in her absence at Cardiff Magistrates Court which heard that the firm had not submitted a licence application to Rent Smart Wales, which is administered by Cardiff City Council.
The scheme requires landlords to register with it and for letting agents to be licensed – a requirement which includes training. Any landlord who performs a property management function, such as tenant find, must also be licensed or use a licensed letting agent.
More than 86,000 landlords have now registered with Rent Smart Wales, while almost 21,000 licences have been issued to self-managing landlords and agents.
Rent Smart Wales has prosecuted a number of landlords, but it is believed that this is only the second prosecution of an agent.
The scheme is regarded as a template by Westminster, where the Government has announced plans to regulate all letting agents in England.
