The sensitivity of the property market to low levels of transactions has been exposed by the sale of just one property which boosted house price inflation in a city by 12.2% annually.
It happened in Stirling, where the sale of the £1.7m home boosted local average prices to £222,501.
Your Move warned that this shows how low levels of transactions can distort prices.
High-value homes are actually playing relatively little role in the Scottish market, according to Your Move, with just eight sales of houses worth more than £750,000 recorded for February and 18 in January. That’s against 20 in 2016 and 26 in 2015.
Overall, house prices in Scotland grew at their fastest rate for two years in February to £173,862.
Together, Edinburgh and Glasgow account for a quarter of all transactions in Scotland, according to Your Move.
