New portal launches aimed at listing properties with at least an acre of land

Two new property portals have launched – both proving it’s a case of horses for courses.

One targets homes with at least an acre of land; the other is aimed at the lettings flat and house share market.

1st Equestrian has been launched by agent Graham Hain, who says the idea came from customers asking whether there was a website listing properties with land, both for sale and to rent, as they did not want to have to keep trawling through different websites.

The twist with 1st Equestrian is that it is the seller who chooses to advertise their property on the site and pays the bill for £20 per month, including VAT.

The agents concerned are being assured that this is no private sale by owner site, and that it is the agents who give permission for the property details and photography to be used on 1st Equestrian.

Hain spells out: “The customer pays, the agents give permission, and we load the information on to the portal. All enquiries are direct to the estate agent via email and telephone.

“We have no conflict with agents. We are here to help promote their properties with land to a targeted audience, helping them sell.”

Hain believes vendors will pay for their listing on his new site, as they are already used to the concept of paying online agents upfront and to paying some agents upfront marketing costs.

However, he also says that agents who regularly have properties with land for sale or to rent can choose to join by paying a monthly subscription.

Hain said: “Searching for a property with an acre-plus has been difficult as you cannot search by acreage on the main portals.

“A property with land needs to be marketed differently: it’s the land that is important, therefore the need for a portal that gives the buyers and sellers of properties with land what they want, one simple to use website, set up to give the customer the choice to search for their dream property with land by acreage, facilities, leisure and lifestyle, then location, price, bedrooms etc.”

The other new portal to launch is called Zeenest, whose USP is the filters that users can deploy.

For example, they can search for accommodation by studio/one bedroom; by tube line or travel zone in London; or by university.

It is founded by Varun Ratra and Divik Ranpara who came from overseas to study for their Masters at Leeds. They said they struggled constantly to find accommodation. Agents can use the site, with unlimited advertising at £300 a year.
