Propertymark’s decision to invite Angela Rayner, the former housing secretary and deputy prime minister, as a speaker for this year’s Propertymark One event, to be held on 12 June at ExCeL London, is “without doubt a controversial choice”.
That is according to Nathan Emerson, the CEO of Propertymark, with reports indicating that Rayner will earn a five-figure sum as the speaker
The invitation has prompted criticism from some agents, including comments posted on Property Industry Eye in recent days.
Emerson responded earlier this week, setting out the organisation’s rationale behind the decision. Following further negative reaction, he has released a video message calling for industry backing and stating that member feedback – contrary to the comments on EYE – indicates agents want to hear from senior political figures involved in housing policy.
During her time as housing secretary, Rayner oversaw major legislative changes affecting the private rented sector, including the Renters’ Rights Act and the Planning and Infrastructure Act, and set a target of delivering 1.5 million new homes in England during the current parliament.
Her appearance comes as housing reform and regulatory change remain central issues for property professionals.

What was Nathan Emerson thinking when he decided to have Angela Rayner as a guest speaker. It’s as bad as inviting Harold Shipman to speak at a conference for GP’s or asking Rose West to host childminding classes. I urge everyone to vote with their feet and boycott this event even if you have a ticket.

Emerson has to take responsibility here for this ludicrous & expensive engagement of an individual who lets face it a loser. Methinks PropertyMark likely to be contracted to Rayners engagement & knowing her track record have limited ability to cancel this “freak show”.
As with the issues pertaining to Rightmove – all agents should band together & boycott & avoid attendance collectively so Rayner & Emerson can have a soiree a deux all by themselves.
There’s nothing to learn here except PropertyMark should be accountable for the ludicrous £15k fee.

Former Housing Secretary Angela Rayner is urging the government to go further with regulation of property agents.
But this raises an important question: could this push have been influenced by lobbying from organisations such as Propertymark? Some in the industry believe their long-standing agenda is to position themselves at the centre of regulation, training and compliance for agents.
If that were to happen, it could effectively give them significant influence over how the industry operates—potentially creating a position of power not unlike that held by Rightmove within the property portal market.

In his video address, Emerson (with lots of Starmer-like hand and body movement’s) implores us not to miss out on a Q & A with Rayner. We know she will just lie, sidestep or ignore the actual question, she has proven to be exceptional at that. Lets not forget she never listened to us, the people on the coal face, when it came to Renters Rights Bill. I am fed up of trying to explain to tenants that as from 1 May, you cannot sign for a fixed term, and that other than the initial 12 months you have no certainty that this is a long term agreement. Landlords taxed at every opportunity, unrealistic and impossible EPC targets for 70% of my lettings portfolio and she wonders why rents are and will continue to go up! I cancelled my ticket as the 3rd commentor when this story broke on PIE last week. No contact from PropertyMark but then there rarely is. Enjoy the show Emerson, I am washing my hair that day!

It’s a bold strategy for Propertymark. Usually, when the industry wants to see a high-impact collision between a powerful force and an estate agent’s office, we just wait for a stray hatchback to mount the curb and take out a front window display. Bringing Rayner in as a keynote speaker is just a more expensive, five-figure version of the same impact—only this time, the structural damage is to the blood pressure of everyone in the front row.

This event has become a laughing stock for experienced members. Rightmove’s extorted funds paying for cringeworthy headline appearances from popular folks that don’t give a hoot about the industry and its workers. Then this, a politician so ignorant to the real world of lettings, that she will stand there and argue (amongst other utter nonsense) that tenants are more protected under a four month notice than a 2/3 year fixed contract. I wish this were not so as ARLA/NAEA, which I have been a paid-up member for over 25 years, could of achieved so much more. They should be bringing all independent agents together and brokering a massively reduced (FAIR) price from Rightmove, much like (some) large corporate agents get. Instead, it suited Propertymark to trouser the sponsorship money and capitalise on the (unjustified) influence the “industry spokesman” Rightmove gets by jumping into bed with them as soon as they came calling. For Rightmove, it headed that very possibility (mobilisation of the small guy/girl) off at the pass. Murky stuff, and sadly plays into the rhetoric that your average man/women think about the industry.
Propertymark – Rightmove – NOT IN OUR NAME. Rayner – NOT IN OUR NAME. wRong just wRong.

Aside from the appalling video, Nathan misses the point entirely. She may well be an influential politician, there’s no doubt about that. However, as secretary of state, she didn’t attend a previous PM as an official office holder. The only SOS I have seen attend a conference in an official capacity recently was Gove at NRLA and it was excellent
If Rayner was serious about her role at the time, she would have attended, and the reality is, PM wouldn’t have had to pay for it. Now, in a desperate attempt to look like they have the ear of politicians, which they do not despite continued gaslighting to the contrary, Nathan and Co are spaffing a huge sum of members’ money to get her there.
Rayner, sensing an opportunity to make a few quid off the back of agents and landlords whilst she waits for Starmer to fall on his sword, has shamefully accepted.
This is an appalling move from both parties – completely shameless, the pair of you.

We said. Apparently Ms Rayner has accumulated a pot worth £5 million, yet has never worked in the private sector creating wealth for herself and others. In contrast one of the the other speakers is Karen Brady, a successful business woman in more than one sector.
I have spoken to Nathan Emerson on several occasions about my disgust of them using Rightmove as their main sponsor, due to their policy of ripping off independent agents and having a 74% profit on turnover, which will no doubt be higher this year after an 18% increase in my fees.

Back in the day, when I was a consultant to the Government, I ‘went through’ 5 or 6 Housing Ministers! None of them had a b***** clue about the process. Much of the time, it was consult and ignore, just to go through the motions. Ms Rayner has very much less credibility than most of these guys who proceeded her. Propertymark would be ill advised to ignore the ‘significant’ views of their members. The total lack of credibility of this speaker doesn’t sit well with the industry and those of us who have spent decades working on improving our reputations and our offerings.. It’s a pity Propertymark cannot see this.. Members will no doubt vote with their feet. And so they should..
The ‘dishonourable lady’ will have to grow some very large balls if she’s prepared to put herself in front of this angry crowd – I wish I could be there to watch..
