Every weekday since the 1st of December I have been publishing on LinkedIn, the top 250 UK Estate Agents, in a Countdown based on the number of homes they sold stc in 2025... and then compared that 2025 position to the same Countdown from 2020.

Yet, for those don’t follow me on LinkedIn, I am publishing the whole Top 250 list on here on the brilliant Property Industry Eye.

Before I start the Top 250 Countdown, between Boxing Day and the 4th January, I will extend the 2025 vs 2020 Countdown to 1,000th position. This will start at 1,000th place on Boxing Day and run down to 251st place by the 4th January on my LinkedIn profile.

So back to the Top 250 … all the UK Estate Agents have been weighed and measured for Sales agreed.

It is cold hard numbers based on sales agreed between the 1st of January and the 14th of November of both years, taken from the TwentyEA Insights Platform.

This Countdown has not been decided by a panel. It is not voted on. It is not a popularity contest, nor is not a trophy cabinet. It is a mirror.

What it really shows is not who is “best”, but which business models, leadership behaviours, and strategic decisions are being rewarded right now, and which are quietly being punished.

The most striking pattern is not individual brand movement, but structural drift. 

Scalable, decentralised, and self employed led models continue to climb. Traditional corporates still dominate the very top, but many (not all) are losing altitude year on year. Not collapsing, but slowly bleeding momentum. That matters far more than a single position change.

Why? Because the market has changed faster than many operating models have.

Fee pressure is real. Instruction numbers are harder won. Consumers are more informed, more sceptical, and less loyal to logos. Productivity now comes from agent level performance, local trust, and speed of execution, not national branding alone. 

Employed and self employed estate agency models that empower the individual and reward output together with strong leadership are structurally advantaged in this 2025 estate agency environment.

Equally revealing are the brands that have stalled. Flat movement year on year is not stability, it is a warning light. In a market this volatile, standing still usually means you are being overtaken.

The biggest risk is misreading the data. A ranking climb does not automatically mean that estate agency has healthy profit nor does a drop in the ranking mean profits are dropping. A drop does not mean failure. The ultimate judge is your point of view, your profitability and the happiness of your clients and colleagues.

What matters is WHY movement is happening. Are you growing because you are adding value, or because you are adding offices and the expense of profit? Are you slipping because demand has shifted, or because your proposition no longer resonates?

This is why rankings should be used diagnostically, not defensively.

The smart Estate Agency leaders will not ask, “Why are they above us?” They will ask, “What about their model /marketing / leadership is being rewarded that ours is not?” The answer is almost always structure, smart marketing, incentives and local execution.

The industry is not being disrupted overnight. It is being reweighted, slowly but relentlessly. This table is evidence of that shift.

Ignore it as noise if you want. Or use it as the prompt it really is.  Because the ranking does not judge you. It reveals you.

Also, let’s not forget this list does not judge quality. It does not measure profitability, care, integrity, or skill. It does not capture the brilliant independent agent doing 30 instructions a year and living a balanced life. What it does do is shine a light on momentum, and momentum tells us where the industry is being nudged next. Use it for what it really is. A mirror, not a medal.

Before, I finish, let me make highlight some agents in that need mentioning in dispatches for their growth

New appearances in the Top 250 list show three estate agency brands appearing in the 250 list, that were not going in 2020. The self-employed model TAUK coming at it a very impressive 54th place, together with Let Property and Walker & Lewis four estate agents stand out in their huge growth

Allday & Miller have risen 4,977 places from 5,194th to 217th, Ian Macbeth & Mike Robson’s Avocado from 3,259th to 206this impressive for a self-employed model.  Another self-employed model, Sean Newman’s ‘Property Experts’ rise from 2,146th to 169th. Also, Number One Real Estate Agents, led by Katie Darlow, is very impressive when they operate from one branch in Newport and have risen from 1,887th to 131st. 

Moving on…

The self-employed models. eXp, top the list, rising 152 places. Yet let us not forget they are 850+ agents achieving those sales so the average sales per agent is relatively low. Other self-employed models with impressive growth are Ewemove & Keller Williams

Corporates. Most corporates have slipped slightly. However, Connells Sequence have bucked the trend of the Corporates and grown with their larger brands. Also, let us not forget Connells have done those sales with 149 branches and W.H.Brown with 131 branches.  

Franchises – Northwood have risen 14 places to 33rd

Regional players that need special mentioning are Seymoursin Surrey and Sussex (led by Ian Marlow) and Ryder & Dutton in the North West (led by Mark Manning) who have seen some very impressive growth up the table.

Other regional agents that must be mentioned for their growthup the table are (in no particular order) Karl Tatler, Robert Ellis, Beresford Adams, Bridges, Wilkins, Beercocks, Peter heron, Manners & Harrison Ben Rose, The Stow Brothers, Sarah Mains, Oakmans, Ben Rose, Gilbert Rose,  Buckley Brown, Bruntons, Edward Mellor, Dafydd Hardy, Foxtons, Hockeys to name but a few.
