Over 4,000 estate agency branches adopt AI listings optimisation tool

More than 4,000 estate agency branches across the UK have signed up to use Homesearch’s AI Listings Optimiser (HAILO), the company has confirmed.

HAILO is a tool that formats property listings for compatibility with AI platforms such as ChatGPT, Microsoft Copilot, Google Gemini, Perplexity, and Claude.

The system operates using existing real-time property feeds sent to portals and runs in the background alongside agents’ current CRM software.

Giles Ellwood, Founder and CEO of Homesearch, commented: “The response to HAILO has been nothing short of phenomenal. To see over 4,000 branches activate in such a short time shows that agents are beginning to truly understand the potential opportunity that AI offers.

“In just the last week alone, I’ve spoken to more than 900 agents at industry events, and the level of questions, interest and engagement has been huge. Agents are eager not just to learn about AI, but to put it into practice in a way that will have a real impact.

“The speed of sign-ups is accelerating. Our biggest day was on Tuesday when we had 1,034 branches sign up in under 24-hours.This kind of scale creates a compounding effect: AI engines give greater trust and weighting to larger, richer datasets. Every agent benefits and we are excited that so many have joined us on this journey already.”

According to Homesearch, the uptake reflects broader shifts in consumer behaviour. The company points to data suggesting that around 40% of property searches in the US now begin on AI platforms – and believes the UK market is likely to follow a similar trend.

James Sherwood-Rogers, HAILO’s co-founder, added: “The scale and speed of sign-ups has exceeded our expectations. Once we reach our first milestone, we will start the feeding and optimisation process, while simultaneously opening registrations for the next wave. This enables us to handle the onboarding carefully, calibrate the model and deliver the best experience for early adopters. It is an approach used by large AI companies when rolling out new products for that reason.

“However we are, of course, committed to getting the whole industry HAILO’d – and fast. We have the capacity to onboard every agent in the UK and Ireland by December.     Pretty vague as to what it actually does… Has anyone else reading this actually started using this product and can offer any insight?

      The numbers look spectacular, but the pattern is familiar. At CFP we could roll out a free WinMan function and 4,500 users would ‘adopt’ it overnight — yet if it was a paid module, the uptake told the real story.

      Tech that optimises listings for long-tail search has been around in various forms for years. What’s interesting isn’t the underlying idea, but the way the press gives some suppliers airtime for “innovation” while genuine step-changes elsewhere are passed over, played down, or even disparaged.

    These numbers just don’t stack up, and it isn’t the first time Homesearch have been loose with the facts! Anyone remember the 10k branches BS? It’s almost like their AI has hallucinated again…!!

    Apparently more than 4,000 estate agency branches have signed up to HAILO, yet the HAILO website only has 1000 spaces and less than 100 have been taken. Come on guys, stop making this stuff up!

      Hello Propaganda Panda,

      We thought a current update on numbers may be useful for you, as since the news has gone live we are now in fact up to 4,126 branches. The news story didn’t include a mention we had made in our latest announcement that our first milestone for HAILO is to reach 5,000 branches. After which time we will start on the next wave of registrations. The countdown you see on our website therefore is the remaining sign-ups we have until we reach 5,000 branches.

      BTW we understand your amazement – it is incredible and we are excited by the momentum
