The Top 200 UK Estate Agent Countdown for Sales Agreed (SSTC) in 2024, based on the raw data from TwentyEA and crunched by me, offers a comprehensive overview of estate agents’ performance across the UK.
This ranking reflects the total sales agreed (units) between the 1st of January and the 30th of November in both 2024 and 2019, providing a comparative analysis of performance over the last five years.
In the list below, each agency’s brand position in 2024 is shown alongside their position in 2019, offering insight into their performance trajectory.
Selling the most houses doesn’t necessarily make you the best estate agent—true excellence lies in the quality of service, client satisfaction, and delivering great results, not just sheer volume. However, knowing that estate agents love a good ranking, I thought I’d crunch the numbers for some festive fun in the run-up to Christmas!

Hi Chris, with the figures you publish presumably you measure actual sales agreed that then disappear from Rightmove (indicating that most will have completed) rather than simply gross sales agreed regardless of whether they fall through and reappear on the market for sale? Even this would be a more valuable set of stats than the above – especially if it included actual numbers (and therefore number per branch (or agent in terms of SE models)

If this information is accurate – debatable given some of the nonsense that has emanated from this company previously – then there are some very commendable performance and some utterly dire looking efforts too. Surely a more accurate (and interesting) portrayal however would be average numbers per branch/profit centre (even Rightmove account). Obviously there’s only one statistic that really matters/impresses in agent circles and that’s profitability but unfortunately we won’t be seeing that – neither even accurate GCI numbers. In any event, given the lamentable cancellation rates of certain agents, I’m fairly certain that this doesn’t reflect actual completion numbers; possibly far from it. In terms of click bait I confidently anticipate that quite a few agents will ‘rise’ to this article since this subject normally sparks a fair bit of comment – me included obviously – even if there’s nothing of real substance here to see.

Mike, thank you for taking the time to share your thoughts. I’ve always appreciated your straight talking approach so I’ll do my best to address your points.
With regard to the accuracy of the day you’re upset, you’re right there’s no such thing as perfect data that said this data from TwentyEA has been crossed reference by myself and well regarded figures in the industry on a weekly basis on my stats show for the last 23 months. Well no status is infallible. It’s consistently a very reliable source and compared to alternatives.
Secondly, completions versus Sales agreed and branch level performance. Again you’ve hit the nail on the head and this reflects just sales agreed not completions. I am seriously considering the countdown based on completed sales of the New Year and I hope you find that more useful?
With regards to branch performance again, I would need to physically go to all the 14,500 estate agents forms websites and ascertain how many branches they have which is something simply don’t have the time to do (although I might do the Top 200)
Again profitability is a better judge of the success of estate agents, but no one publishes information.
You ask about the value of the analysis, and as I said in the original post, it has been done for a little bit of fun. You know how estate agents love to measure things and they really love their pie charts ….. so one could say is this the ultimate pie chart possibly??

Your influence brings reliability to figures that personally I would otherwise have dismissed. I can’t forget that this is the company that takes payment to massage figures to create headlines – such as PB are successful when anyone ITK knows that’s laughable. Like most others I would be much more interested in the net figures given that cancellation rates are so ridiculously high within certain companies – as is the bizarre way they book sales agreed in the first instance – but surely the average sales per office (or Rightmove account) is pretty easy to measure. For me it’s a far more interesting stat, especially once you’ve made the net sales differentiation. I’d also be interested in knowing the average per published self employed agent – I’m expecting that to be especially illuminating! Maybe even the company as opposed to brand stats as well. For example, I have an impression that the highly respected NEAG will feature particularly prominently in that. Other than that thank you for continuing to provide this fascinating insight but I would once again stress that it’s all about net sales rather than gross!

Whichever way you look at it, it really shows that self-employed agency is definitely here to stay. Personally I am delighted to be part of the massive success story that is eXp but there are whole raft of others climbing the list with Fine & Country, TAUK and even surprisingly (to me) Keller Williams showing impressive results. Talk about changing the landscape.

I’ve noticed that TwentyEA has faced challenges regarding its data in the past. This raises some questions, particularly as I can’t see a few prominent names included in the data. Could you clarify this?
