New ‘exchange-ready’ conveyancing service aims to speed up transactions

iamproperty has launched a new conveyancing service that it hopes will lead to speedier property transactions.

The new conveyancing option is available within iamproperty’s movebutler solution, and is designed to ensure properties are exchange-ready faster.

The new service will enable agents to gather all legal information upfront and address standard enquiries earlier in the process.

Ben Ridgway, co-founder at iamproperty, commented: “There is now no reason why an agent should see drawn out transaction times on any sale, which ensures happier customers, more repeat business and a much more efficient business model.

“With our exchange-ready premium conveyancing service, all the legal information, including a pre-sale title check, legal searches review, and raising and addressing standard enquiries are completed upfront, minimising unnecessary delays and helping to reduce the chances of a sale falling through.

“We anticipate that this will be a very welcome update as consumers are becoming more aware of the value of material information. Our own research found that 92% agree that having material information provided upfront would greatly improve the home moving experience.”

An 18-month pilot was conducted involving several estate agents who executed over 150 sales, with a typical completion being delivered in 79 days, according to Ridgway.

We’ve dominated the Auction market over the last 15 years, seeing agents and consumers benefit from faster and more secure transactions partly down to the provision of comprehensive Auction Packs with more information upfront. Now, with the upcoming change to the stamp duty threshold, there’s more pressure to complete sales so that buyers can secure the current rate and savings.

    Exchange-ready premium conveyancing is yet another marketing technique to make sellers pay extra for something they can get for very little extra cost already from their solicitor. Also, as I understand it, and please correct me if I am wrong Ben, the pack does not include a contract which means that it is not exchange ready. An exchange-ready service is provided in an exemplary way already every day in hundreds of residential property transactions by conveyancers dealing with auction sales as Ben Ridgeway states, and the average time for a legal pack being fully ready from request to publication is around a fortnight. I Am Sold have a fantastic publicity machine and are to be commended for the way they market themselves, but at the end of the day, this is old news and nothing particularly special. Rob Hailstone, what sayest thou?!
