Stratford-on-Avon MP, Nadhim Zahawi [Con] says that he shares landlords’ concerns about the proposed abolition of periodic tenancies.
In a meeting with Sheldon Bosley Knight’s associate director Nik Kyriacou, Mr Zahawi said he recognised the issue, which was included in the Renters’ Reform Bill, published by Michael Gove MP in June, would have a negative impact on landlords, not least financially.
Mr Zahawi said the driver of the Bill was to “deal with rogue landlords” but agreed “at the same time we must listen to legitimate concerns”.
He said: “We all want a fair private rental sector. This [the abolition of periodic tenancies] will make it more difficult in terms of finance and security of tenure.
“I believe in contract law and one of the best things about investing in the UK is we have the best legal framework in the world. Contracts matter and so fixed terms make sense to me.
“It would be disturbing if they [tenants] left a tenancy under those [new] conditions. A landlord would be stuck.”
He also recognised the issue of abolishing fixed term tenancies would be a problem for students and student landlords.
During the meeting with Mr Zahawi, Nik Kyriacou outlined other issues facing landlords and tenants including increased taxation for investors, more demand than there are properties available, increased rents and the cost associated with upgrading properties to conform with the EPC requirements.
Kyriacou said: “The meeting with Mr Zahawi was extremely positive. He was receptive and responsive and has promised to look into our concerns and raise them with the government.
“He has so far been the only MP in our patch who responded to not just our letter to Mr Gove regarding the Bill, but also our requests to meet and discuss the proposals which we believe will have a detrimental impact on both landlords and tenants and could result in landlords leaving the sector.
“He has promised to look in detail at the proposals within the Bill and take our concerns to Mr Gove.”

Well it made me laugh as well!!! The conservsative party are anti landlord and this shines through brightly. The Renters Reform Bill is just that a Bill for Renters. Gove has been told for years the impact this type of legislation will have but is too thick or stubborn to acknowledge it. The loss of S21 was bound to drive out landlords and championed by the ANTI LANDLORD Party the conservatives. Labour, lib dems, greens etc are all the same to a greater or lesser extent; so no choice there. It seems Government in the UK of whatever hue DO NOT WANT PRIVATE INVESTORS TO SURVIVE OR PROVIDE HOUSING. They do not understand that the Housing Act 1988 established the PRS following many years of virtually no private rentals following the disastrous Rent Act 1977 and its forerunners yet the current politicians want to drive full speed in reverse. So its reported One clown will have a chat with another clown and yes we will all laugh because that is the job of clowns!
We can even see these bad policies (for both tenants and landlords) being reinforced by changes to the Justice system announcing complusory mediation ( no doubt to bolster up costs and make lawyers wealthier the chosen profession for many MP’s now you know why) as they DO NOT intend to make the necessary investment into the Court System. This will extend cases even longer. S8 will costs thousand of pounds more to pummel investors even more financially and give an opening for more ambulance chasing lawyers to flourish. Then of course the Government are throwing more money into giving legal advise to tenant – presumably in case Shelter is not acting like Himmler the Governments enforcer. Then the very thick skinned “clowns” wonder why investors are leaving the market wholesale. Every time a politician speaks more disingenuous lies come out. Oh dear I appear to have become cynical or perhaps a prophet? My Rental over the body advertising board saying “The end of rentals is nigh”. We have gone from rent control/security of tenure (RA 1977) to zero new rentals to a vibrant rental market in the late 80’s-2000’s and almost full circle to a failing rental system due to poor & over regulation and political interference due gross political incompetence. Here endeth todays rant. What do YOU think?

Sorry, but whatever we trust of what politicians say, – something Positive for landlords from ANY politician should be welcomed.
By the way, Zahawi is not the only Conservative politician who has concerns about RR Bill.

Of course I would love to believe there is sincerity from any politician but after more than a decade of nonesense I no longer believe. Its a bit like believing in Santa at the age of 60. Perhaps this has something to do with the fact an election is due shortly and we are being softened up? When they announced abolition of S21 I vowed to NEVER vote conservative again and that is from a life long supporter. The NRLA have tried to improve the lot of landlords and mild gains have been made but not enough in my humble opinion. Probably also in the opinion of the 30%+ of those who have or are leaving the market. A housing crisis caused by government who still with their state broadcaster still dodge the truth of the market with a political slant on reality ie what used to be called spin. The buying of tenant votes has pretty much come to an end due to interest rates and inflation. It matters not that a few conservatives may be able to see common sense and support landlords but they are individually irrelevant as the “Party” sets the policies. My conservative ward councillor is lovely and sincere but I can no longer vote for her as I do not agree with local conservative leader’s policies, “tant pis” as the french would say. I do not feel inclined to be like the women who is abused by her husband (or vice versa) and will not leave him because she still loves him. OK my approach may be abrasive but I am sure there are many “me’s” out there. Incidently I support the good work you have been doing over the past few years.
