A building that currently hosts an estate agent and a law firm in north Worcestershire town is appearing in Bond Wolfe’s next auction on Thursday 18 May.
The three-storey, freehold lot is in a much sought-after location at 12 Church Green East in Redditch and will have a guide price of £460,000-plus at the livestreamed auction.
The commercial property, which extends to a total area of 3,244 sq ft, has a current gross income of £46,200 a year.
Estate agents AP Morgan are paying £30,000 for the ground and part of the first floor, and Chapter Law solicitors are paying £16,200 for the main part of the first and the second floor, both on renewed three-year leases.
James Mattin, managing director of Bond Wolfe, said: “This property occupies a prominent business location within the attractive Church Green Conservation Area in the heart of Redditch town centre.
“There is a dual front access directly from Church Green East and a commanding shop front to the ground floor unit.
“The property overlooks St Stephen’s Church across a wide paved and pedestrianised area to the front, with several car parks close by and the bus and railway stations just a short walking distance away.
“Close neighbours include Lloyds and NatWest banks, with the Kingfisher Shopping Centre, council offices, library and colleges all nearby.”
12 Church Green East is a joint instruction for Bond Wolfe, in partnership with GJS Dillon.
The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
Great advert, but howling will the banks be there?
