Landlords’ Barometer – #14

Welcome to “Landlords’ Barometer #14” where I review trending topics for landlords and property professionals.

Here’s the landlord latest:

1. Scammed by my first Universal Credit tenant!

This Blackpool lettings agent fears that tenants in receipt of the new Universal Credit payment may have already found a loophole to exploit!

2. Property Snakes and Ladders – 15 top tips for BTL success

In property investment, I define a “snake” as something that you didn’t know you needed to know, and it trips you up!

A “ladder” is something – or someone – who helps you achieve your goals more quickly and safely, and you avoid the snakes by default.

I’ve put together my top 15 tips for BTL success – the ladders anyone can take invest more smartly and achieve faster results!

3. Preview of the Spring Property Investor Show in London next week

The Property Investor Show is now in its 14th year and is always a highlight of the landlord’s calendar and a great barometer and indicator of market sentiment, not to mention quality networking!

Join myself and industry commentator Kate Faulkner in this preview of the show and how to get the most out of your day there by clicking the link.

Tickets are free and you can register by visiting the link above.

4. BTL Financing Guide

I strongly believe that Landlords starting out in property investment should seek advice from a BTL mortgage broker to find out what mortgage products they qualify for BEFORE they start searching for deals.

In association with Property Tribes Mortgages, I have created a guide to BTL finance for novice landlords to ensure they get their ducks in a row.

5. Private Rented Sector – summary of legislative changes

A round-up of changes due to come into effect shortly due to the Consumer Rights Bill and the Deregulation Bill.

Make sure you are up to speed with the latest legislation to ensure compliance.

6. Date for your diaries – SAFEagent Awareness Week 2015

June 1st to 5th is this year’s SAFEagent Awareness campaign.

SAFEagent has planned a full week of activity to promote to consumers that they should only use SAFEagents who are part of Client Money Protection Schemes, and this will be supported across the U.K. by the SAFEagent community and all in the property sector who care about consumer protection.

The timing is auspicious because, from May 27 under the Consumer Rights Act, it will become a requirement for all agents to display details of fees and charges in their offices as well as stating whether or not they are part of a Client Money Protection Scheme and of which redress scheme they are a member.

SAFEagent Awareness Week will present an excellent opportunity to really focus consumers on what they should be looking for by way of financial protection from agents and what they should expect to see if they visit an agent’s office or website.

PropertyTribes.com will once again be supporting this initiative and believe we can all join this community supported campaign to make the private rented sector a safer place for consumers.

That’s all from me for this week. Thank you for reading my column.
