OnTheMarket agent says there’s a bit of pain for long-term gain

An estate agent whose firm opted to drop Rightmove in favour of keeping Zoopla when OnTheMarket launched has said that leads are down as a result – but that he remains confident.

Richard Davies, head of residential at Chestertons, said: “For agents who are using OnTheMarket, it is a case of a bit of pain for future gain.

“Every month, there is more activity on OTM and momentum continues to build.

“Also, we have found that our leads from Zoopla have tripled.

“We think this is partly because a lot of agents came off Zoopla and we are getting the benefit, but also it isn’t just about portals – it’s about the market too.”

Chestertons chose to swim against the tide in dropping Rightmove, and Davies said the decision was one that was carefully debated.

However, he felt that for his own firm – with 30 offices in London plus 32 offices internationally – it was the right one.

In an interview yesterday with Eye, Davies, pictured, also strongly criticised letting agents that damage the industry by charging “ridiculous” fees and called for both sales and letting agents to be fully regulated and to have to meet minimum standards.

        Completely agree.. however in order to demonstrate customer service you need customers in the first place. Surely the public actually would like one portal to be able to see all the homes for sale in one place?

      PeeBee. I find your comments on here (and EAT) To be unhelpful and wonder how you formulate such opinions/comments? The overwhelming majority of other readers seem to agree. I find a decent balance of useful comments – on most stories/comments on Eye – and then have to waste my valuable time reading yours. I have followed the OTM ‘journey’ from early on and find it strange that the WHOLE industry are not supporting it wholeheartedly – only my opinion and assessment of the industry – but how could I knock people who choose not to supports Agents Mutual if they see a more favourable outcome by staying with RM and or ZPG?

      Feel free to write something really clever and witty in reply that we can all tap ‘dislike’ to.

          Maybe looking forward to another post from ‘Oldn’ was a tad optimistic.

          Pity really – any fool can throw a lit firework into a room and listen for the bang from round the corner.  I was hoping that this wasn’t one of those – although I suppose the timing of the post is more relevant than the content or what happens next.

          I certainly seem to have got up his/her nose for quite some time judging by the comment – which seems mighty strange that he or she hasn’t posted before now to that effect.  As I haven’t posted on EAT for a couple of months it seems our new friend has indeed ‘followed’ stories both here and there for some time – indicating at least an interest of some sorts in the property industry.  But the comment “I have followed the OTM ‘journey’ from early on and find it strange that the WHOLE industry are not supporting it wholeheartedly” indicates that the poster does not understand the AM/OTM concept – and why it has divided the industry more than any other single issue I have known in almost four decades of working within it.

          Come on, ‘Oldn’ – if you have an opinion then share it.  You say that the majority of readers seem to agree with you – then you will be doing all these silent voices a favour by speaking out for them.

          Of course, rather than wasting your valuable time yet again you might have realised that the smart way to avoid reading my comments were simply to skip over them.

          You don’t HAVE to read what I post, you know…

    Such a missed opportunity. Instead of levelling the market they’ve strengthened Rightmove and made it impossible to catch.

    I know some of you guys buy the mantra ‘Zoopla first, then Rightmove’. This gave the OTM team a good rallying cry, but has screwed the chance of long term success.

    Instead we can all expect a reinvigorated response from Rightmove – probably in 2016  God knows what that will mean.

    Not sure if you stayed up to see the Lionesses get knocked out by Japan, but that own goal is nothing compared to OTM

      Real Time Data Feeds on 6th January 2016 that’s what. All agents’ must use as of then apparently, simply no choice in this matter. FANTASTIC PR/MARKETING FOR RM AS WHY BOTHER REGISTERING WITH AN AGENT ANYMORE !!  Simply sign up to RM to give you an INSTANT ALERT TO BY FAR THE LARGEST MAILING LIST. No wonder RM are pushing this game changer already.

      Better start saving now as this one will cost us estate agents’ lots of money and far more !!!

    Your comments regarding Chesterton’s decision are interesting to say the least. Basically what you are saying is that Chesterton’s only can achieve the best result for their clients by using Rightmove – what about good estate agency practises (I am guessing though you are not a skilled estate agent). Many of our offices are achieving a fantastic result for their clients BEFORE the property goes to the major portals. I am not going to labour on this point because all good estate agents out there will know exactly what I am talking about, especially in this current climate.

    Can I paint a picture for a second. Imagine there were no portals. Yes, it would be more difficult for the public to search the whole of the market but with all the agents websites appearing on Google they would soon find the properties, albeit taking them a bit longer; but do you think there would be any less sales or lets? Public demand is not necessarily driven by easy access.

    OTM is about taking back control. It’s about stopping the ‘P’ being taken. Taking substantial amounts of money from us in one hand and shooting us in the leg with the other. The way it is going even the main stream internet agents will start moaning about it. Actually, thinking about it, some already have.

        With lead OTM/AM agents saying it is falling way behind the main portals it won’t be long before more agents wake up and smell the coffee.

      Hi Wilson. Thanks for the guess work but I am pleased to confirm that I am also a skilled agent. I have sold three homes this week at the asking price or above, before details have been prepared purely by know who wants what and having a good applicant database. However, I a sensible enough to know how I have built up my database and many initial points of contact with us are initially via a portal, in 60%+ of the cases Rightmove. So, if I was not on Rightmove, or Zoopla, I may have not had the details of the applicants in the first place to offer the next one to and so on.

      The painting sounds nice but is merely a fantasy as its never going to change.The public want easy access to the full market… all industries are now the same, cars, holidays, houses, books, insurance, recruitment…

    Good agency practice is one part of the marketing mix, but, I would argue that putting the clients property  in front of the largest audience of available buyers is a more productive one.

     

    It is not about taking the easy way, it is about working smarter not harder. Understanding how buyers search for property and making the most of that.  Rightmove has become the M6, M1 and M25 of search traffic.  Please don’t try to tell me that your clients are better off down some country lane doing it long hand.

      I agree to an extent Blue which is one reason why we have not done it.

      BUT – if all member agents of OTM withdrew in a set month off RM and spread the word to other fence sitters that they were doing this, more would join and OTM over night COULD become the portal with the largest stock and in turn become the most viewed portal ….. Just a thought ….

          But if the majority of agent were on OTM it would not matter. Thats the challenge to get enough to agree to it.

          I am not on OTM on Z and RM and i can honestly say i have not won any instructions because i offer Z and others dont, same way i have not lost any instructions because i am not on OTM.

          What it has shown is RM is king, but only because they have the stock if OTM or any other portal for that matter has the comprehensive majority of stock the public will follow.

        oh smile please…. come on over to the light side…. I have been talking about an Invisible Month for ever! and you always acknowledge phase 2 is the thing you are looking out for….. AM take note of a fence sitter like smile.

        If I alone did this,(invisible day) 3 of our 4 postcode areas would see OTM as the portal with the most stock in an instant.

        If one other Gold Member agent joined us, we would be 4 out of 4 which covers a huge area and relatively high stock levels on the whole… BUT this other gold member is still too busy adding bl88dy premium listings to property on RM and displaying Local Home Pages etc……

        Such a shame as you are spot on, concentrate on the stock visible is where OTM agents can make a difference….and disturb local markets who care not about 4m this and 2m that…. they look local.

        It is nice to know however I can now alone make OTM number 1 portal in 3 areas! Being able to shift the balance alone starts to give me the hand I had against Z…. perhaps that’s what made negotiating my latest RM fee very easy for the first time ever.

        Yes, but I was told I had to sign up to OTM for 5 years. I wasn’t, and still am not, prepared to sign for 5 years commitment. The two portal rule and the 5 year commitment are the reasons why I haven’t given OTM my business. However, I would consider signing up for a year, despite the two portal rule which I would be prepared to overlook for a shorter contract term. I have no idea if the 5 year sign up rule is still running and I don’t know the current charges for OTM as I have not been contacted by OTM since before Christmas and I can’t find a phone number for any OTM sales team on the web site.

          If so – Come on AM, get in contact with Helen and strike a deal! 12 months, 24 months whatever, it is about the now which will make OTM work!

          Is sad that a rep has not called you, as it seems many agents that have not signed up have heard little if anything, they wont grow their membership sitting at their desks waiting for the phone to ring!

        I agree that good agency practice trumps what portals you advertise on but they do not operate in isolation. Good agency practice combined with excellent marketing ensures the best service for the customer. In the case of OTM markets, those agents who have joined (many of whom have excellent practices) have compromised an essential part of the mix and are risking their business.

        I understand why they are doing it – they are scared of what he future may bring. Trying to put the internet back in its box is a futile course and some businesses are being damaged along the way…

    If all agents dropped rm and zoopla tomorrow and joined OTM sales or instructions would not suffer, agents would gain and could spend more money marketing properties.

    We dropped Zoopla and business has not suffered 1 bit (it has increased), OTM is ‘owned’ by thousands of agents not money grabbing shareholders who don’t care one bit about the agents.

      So, many millions less people have heard of and use OTM, and it has had a positive effect.  Pull the other one.  It’s comments like that which make people stop taking any notice of anything you say.  Why not create a website and not tell anyone about it at all.  Perhaps your have a bigger turnover than Countrywide before you know it?!
